Delegated authority limit

Where a common repair is required at an estimated cost of £50 or less per homeowner (per flat), the Council will normally instruct these works without any consultation with you. This approach will ensure that most common repairs are dealt with efficiently.

The pre-authorised limit does not apply to Core Services (read section 6).

Where any homeowner’s share of the proposed work is estimated to be more than £50, we will consult with all homeowners, providing details of the estimated costs. In this circumstance and prior to instructing the work, the Council will undertake a vote (one vote per flat) and obtain majority consent from the homeowners concerned, including the Council as a co-owner.

Where emergency repairs are necessary, such as lift repairs, for the immediate protection of any person or property, the Council may instruct works above this £50 limit without prior consultation with homeowners. This procedure is in accordance with the 2004 Act.
